HOA Assessment information

The Board has established October 31, 2026, as the due date for 2026 HOA dues and assessments.

For homeowners with past-due balances, we also want to provide an opportunity to work with the Board to bring accounts current.

Past-Due Accounts — Payment Options

Please submit your preferred payment option to the Board by emailing vchoa2@gmail.com.

Option 1 — 6-Month Payment Plan
Pay your outstanding balance within 6 months. Eligible late fees will be waived, provided payments are made as agreed and there are no missed payments.

Option 2 — 9-Month Payment Plan
Pay your outstanding balance within 9 months. Fifty percent of eligible late fees will be waived, provided payments are made as agreed and there are no missed payments.

Our goal is to help homeowners reduce their outstanding balances while also strengthening the financial health of the Association.

Our next Town Hall will be September 30, 2026, where we will present the findings of the Financial Review Committee and discuss how we can move forward together.

To help keep the meeting organized, professional, and productive, members will have the opportunity to submit questions in writing ahead of time.

At this meeting, homeowners will learn:

1. What your HOA dues do for you and the community
2. The specific amounts available for each committee
3. An opportunity for questions and answers, while maintaining appropriate homeowner account confidentiality
4. An opportunity for one-on-one discussions regarding individual accounts
5. How the three committees can plan projects for the remainder of 2026 and into 2027

We want this meeting to provide clear information, answer questions, and give our committees the information they need to begin planning and completing meaningful projects for Villa Casitas.

VCHOA is almost doneimplementing a new accounting software and management system. We are in the final stages of this process and ask for your continued patience as we complete the transition and make sure homeowner accounts are entered as accurately as possible.

Online payment options will be available beginning October 1, 2026, through our new payment system.

For homeowners who mail payments:

• Checks will be picked up twice each week.
• Payments will be deposited remotely.
• Email verification will be provided when an email address is included with your payment.
• Please include your email address with mailed payments so we can provide confirmation.
• A $25 returned-check fee will apply to returned checks.

$50 late fee will be applied starting October 1st, 2025

In compliance with the 1998 Covenants, which have been verified as the only current legal covenants in place, the current dues have been adjusted for each Villa Casitas property.

 "Dues are to be assessed at $50.00 per acre and any portion thereof. "  Partial acres are rounded up. 

Examples: 

5.5 acres would be assessed as 6 acres = $300.00

5.1 acres will be assesed as 6 acres = $300.00

 If you need a replacement key for the Mailbox Building because you LOST it:

If you are a NEW resident and did not get two keys, please email and let us know so we can get them to you. The first set of keys is charged with the status letter - property closing.
